Town Centres in Tampines, Bishan Could Be Redeveloped Under New Plans by URA

URA unveils plans for new mixed-use developments in Tampines and Bishan, and a new industrial park in Seletar.

The Urban Redevelopment Authority (URA) has unveiled plans to redevelop town centres in Tampines and Bishan, with mixed-use developments aimed at revitalizing these hubs. The new plans, announced on October 24, 2024, will bring residential, office, and retail spaces above and around transport hubs, creating more vibrant and accessible areas for residents and commuters.

In Tampines, a new development will be built around the Tampines MRT station and Bus Interchange, transforming the area into a regional centre with homes, commercial spaces, and integrated transport facilities. The plan also includes new public spaces to make the town centre more active and pedestrian-friendly, with improved connectivity to nearby locations like Our Tampines Hub.

Bishan will also undergo significant changes, with new office spaces and workspaces being added around Junction 8 Mall and the Bishan Bus Interchange. The development will focus on creating a car-lite, pedestrian-friendly environment with easier access to public transport. However, experts like Nicholas Mak from Mogul.sg suggest that demand for office spaces in residential areas may take time to grow, especially with the shift toward remote work.

In addition to the town centre redevelopment, URA also plans to establish a new industrial park in Seletar, supporting high-tech industries like wafer fabrication. This park, located near the Seletar Aerospace Park, will span about 3.4 square kilometers and is expected to cater to the growing needs of the technology sector.

These plans represent a significant step toward modernizing Singapore’s urban landscape and supporting its growing population and economy.
