Mixed-Use Complex to be Built Above Hougang MRT Station

Development to meet housing demand and enhance connectivity with new amenities

SINGAPORE – A new commercial and residential mixed-use development with an integrated bus interchange is planned above Hougang MRT station, supporting housing demand and enhancing connectivity in the area.

The Urban Redevelopment Authority (URA) outlined this project in a proposed amendment to the Master Plan 2019, published on 28 October 2024.

Key Features of the Development
Location: Directly above Hougang MRT’s Exit B, connecting the North East Line and the upcoming Cross Island Line, scheduled for completion by 2030.
Size: 4.7ha site, equivalent to about 6.5 football fields.
Potential: Gross plot ratio of 2.5, allowing up to 117,500 sq m in gross floor area for a single integrated project.
The site comprises two plots:

A 4ha vacant area currently zoned for commercial and residential use.
A reserve site housing the HDB Hougang Branch office next to Hougang Mall.
Future Housing Developments
The Hougang site is one of three major plots near Hougang MRT earmarked for residential development:

Plot 1: Mixed-use commercial and residential hub.
Plot 2: 3ha site south of the interchange, capable of accommodating 750 to 1,000 units.
Plot 3: 4ha site further south, currently used for Cross Island Line construction, with potential for 1,200 to 1,550 units.
Property analyst Nicholas Mak predicts strong demand for homes in the area due to its proximity to a future transport interchange and increased land value after rail construction.

Other URA Housing Initiatives
The Hougang project is part of broader plans to develop residential hubs near MRT stations in key areas like Tampines, Bishan, and Mount Pleasant:

Mount Pleasant Estate: Approximately 5,000 homes across six BTO projects, with the first to be launched in 2025.
Tampines and Bishan: Plans for mixed-use developments and commercial hubs were showcased in an exhibition launched on 24 October 2024.
Mount Pleasant Highlights
Two new housing plots:
2.7ha plot (Gross plot ratio: 3.2): Potential for 900 to 1,300 units.
3.2ha plot (Gross plot ratio: 4.9): Capacity for 1,200 to 1,800 units.
Amenities: Future residents will benefit from direct access to Mount Pleasant MRT station and nearby facilities, including shops and childcare services.
Analysts expect housing in these prime locations to fall under the Plus flat category due to their centrality and access to transport hubs.

These integrated developments align with Singapore’s long-term strategy to create vibrant, well-connected communities, balancing residential needs with commercial growth.
